What is a deposit receipt?

A deposit receipt is written proof that a refundable security deposit was paid: by a tenant to a landlord, a customer for equipment or goods, or a guest for a booking. It records the amount, what it's for and how it will be returned.

Most disputes over deposits come down to what was agreed. Putting the refund terms on the receipt avoids arguments when the deposit is due back.

Deposit receipt format

A deposit receipt shows who received the deposit, a receipt number and date, who paid it, the amount in figures and words, what it's for (such as the rented flat's address), how it was paid, when it will be refunded, the refund terms, and the receiver's signature.

For a rented home, the security deposit is usually also written into the rent agreement. The receipt confirms it was actually paid.

Rules that apply

Revenue stamp on cash receipts above ₹5,000

A receipt for a cash payment of more than ₹5,000 needs a ₹1 revenue stamp, signed across. Some states set their own rules.

Good to know

Is a security deposit receipt necessary?

It's strongly advised. It proves the deposit was paid and records the refund terms, which avoids disputes later.

Can a landlord deduct from the security deposit?

Only as agreed, typically for unpaid rent, bills or damage beyond normal wear. Write the terms on the receipt and in the rent agreement.

How much security deposit can a landlord take?

It depends on your state's rent law and the agreement; under the Model Tenancy Act it's capped at two months' rent for homes.

Is interest paid on a security deposit?

Usually not. Most rental deposits in India are interest-free unless the agreement says otherwise.

Is the deposit part of the landlord's income?

A refundable deposit isn't rent, so it isn't usually rental income. Amounts kept for unpaid rent or damage may be.

Is my data stored anywhere?

No. The receipt is made in your browser and its details never leave your device.
